Buying Dubai property as a foreign national: the essentials

Freehold areas, registration and the documents worth understanding before comparing projects.

Can a foreign national own property?

Yes. Dubai Land Department guidance states that foreign nationals may own property in designated freehold areas. The first check is therefore whether the project and plot are correctly registered in an eligible area.

What costs should you budget for beyond the purchase price?

Beyond the price, allow for registration, title and trustee charges plus project-specific administration. DLD's current sale-registration page lists 2% on the seller side and 2% on the buyer side; the contract determines the practical allocation.

Before committing, request a dated, itemised cost sheet and have your legal, tax and currency position reviewed by your own advisers.
