Property and the UAE Golden Visa: what AED 2 million means

The value threshold is not the whole answer

Current UAE government guidance indicates that qualifying ownership of one or more properties worth at least AED 2 million may support an application for a 10-year Golden Residence, subject to further conditions. Ownership, finance, valuation and procedural requirements must be confirmed with the competent authority.

Do not let the visa choose the property

Residency can be a valuable benefit, but property selection should still rest on location, quality, contract, costs and intended use. Treat visa eligibility as a separate decision track.
