Umm Al Quwain does not have a publicly available, detailed transaction database comparable to Dubai’s DLD records. Emirate-wide figures are therefore drawn from Bayut’s asking-price index, which combines several property types as well as completed and off-plan properties. It is not a measure of achieved sale prices. Canalside Marina Residences at Sobha Siniya Island is shown separately as a specific entry-price example. The project remains under construction and therefore has no observed rental yield; neither future yield nor price appreciation can responsibly be quantified.
Data scope
Two distinct datasets: the emirate-wide Umm Al Quwain asking-price index and off-plan apartments at Canalside Marina Residences.
Period covered
Bayut index: August 2025–August 2026; developer offering: September 2026
Asking-price index
AED 20,290/m²
Bayut’s mixed-composition figure of AED 1,885/ft², converted; not an official achieved transaction price.
12-month index movement
−12.58%
Change in Bayut’s overall Umm Al Quwain index compared with August 2025.
Starting price in the off-plan project
AED 1.36 million
Canalside Marina Residences, one- to three-bedroom apartments; developer price, subject to availability.
Target completion
December 2029
Developer-stated target date for Canalside Marina Residences.
The developer’s starting price of AED 1.36 million provides a reference point for assessing the Siniya Island project, while specific apartment sizes and completion dates can be verified directly with the developer. The opportunity is primarily suited to a patient buyer with a longer time horizon; the decision should be based on the specific project and contract, not on an emirate-wide yield that cannot yet be measured.

Area profile
Umm Al Quwain has several new lagoon developments. Its rental market is much smaller than Dubai's, so realistic letting and resale assumptions are essential.
